Even though absorption rates are starting to move up now that the market has been stronger for six months, it is still a great time to be a buyer.  Prices remain fairly steady at a level not seen in as much as eight years.  Based on trends, however, I would not be surprised to see some price firmness among lower-priced properties given heavy recent sales.

We are now coming into a period where my personal experience historically has focused on higher-priced showings, the late summer and fall.  During the first half of 2010, I participated in 7 of the 10 sales exceeding 1 million, as well as both of the settlements in the first week of July.  I'm looking forward to a strong second half of 2010.
