First LEED Canada for Homes Registration in HRM

Memar Homes Inc. is building the first homes in HRM that are registered under LEED Canada for Homes. They are located in Russell Lake in Dartmouth. ThermalWise is the LEED for Homes Provider. Memar is targeting LEED Gold certification for the four homes by using various green and energy efficient building methods and technologies. Some of the features include: a high efficiency heating system with highly insulated building envelope that is targeting EnerGuide 84, less than 1.5 air changes per hour, passive solar strategies, solar ready components, rain water management and other sustainable site techniques. The homes will also be R2000 and TechReady certified and are eligible for government rebates.

Reprieve for the Morris

backgrounder Jan25 Morris.jpgA small piece of Halifax history was saved recently, it's story is one part in a movement to better understand issues surrounding adaptive re-use of existing buildings in the province. The Morris building is a small 2100sq/ft house which is counted among the oldest structures in Nova Scotia at 250 years old. It was slated to be demolished in December 2009 along with four other Victorian and Georgian buildings, but was saved through the hard work of the Ecology Action Centre, and Heritage Trust of Nova Scotia.

The Morris project has become an important case study within the EAC's Waste? Not! Construction and Demolition Tool Kit an educational resource aimed at builders and homeowners that will be introduced this spring. The toolkit will help those involved in construction and demolition reduce their waste, while promoting alternative options such as adaptive re-use and green renovations.

While temporarily sited on land donated by Nova Scotia Power, plans are underway to relocated and refit the Morris building to demonstrate best practices in renovating an older structure into an energy efficient and green building. Future uses for the building may include affordable housing units and NGO office space. To find out more about the EAC and this project, visit www.ecologyaction.ca

GreenUP.jpgGREEN UP Program
The CaGBC welcomes Toronto Dominion Bank, Canadian Imperial Bank of Commerce, and Cadillac Fairview Corporation Ltd. to the GREEN UP Program (Commercial Office Sector)! One of the benefits of GREEN UP participation is the ability to track building energy and water use, greenhouse gas emissions, and assess the potential for achieving both corporate targets and industry set targets such as REALPac's 20 by '15 initiative.

To learn more or to register for a pilot project or for the GREEN UP - Canada's Building Performance Program, please contact Monique Goguen, GREEN UP coordinator, at 1-866-941-1184 ext. 1066 (local number: 613-288-4501) or via e-mail at GREENUP@cagbc.org.

Kassner/Goodspeed Architects Announces 3 New Sustainable Projects

In December Kassner/Goodspeed got occupancy permits for an 11,000 sf Professional Center on Cobequid Rd, done by in2green our design build company.   The building incorporates ground based heat pump, proper site orientation, solar, passive solar, and state of the art electrical systems.  Kassner/Goodspeed expects this model for small commercial projects will demonstrate that commercial sustainability is achievable.

Kassner/Goodspeed is the Prime consultant on a team of consultants currently preparing contract documents for construction of a 113 unit sustainable apartment building planned for South Bland Street. Southwest Properties is the developer and they hope to be the first landlord to construct a multi-unit residential LEED project in Eastern Canada.  The target is LEED Silver but may exceed LEED Gold.  The building incorporates sustainable building materials and construction systems, solar domestic hot water, natural gas furnaces, high performance mechanical systems and controls, high efficiency fan coil/HRV units for heating and cooling and heat recovery, infloor radiant heating in bathrooms, selection of appliances, low flow plumbing fixtures, dual flush toilets and the level of individual tenant monitoring of their utility usage will all be incorporated into this project.  It is likely that Carshare Halifax will be located on site.

Kassner/Goodspeed is currently preparing a proposal with developer Rick Tomulka, for a 110 unit rental apartment building above approximately 20,000sf of commercial space at the current site of the Agricola Street Liquor Store.  The project could include 2 anchor stores around 8,000sf.  Possibilities are a grocery/pharmacy, liquor store and several smaller tenancies convenience stores, cafés, restaurants, drycleaner, smaller retail/boutiques operations that will total about 5,000sf.  Design features include a pedestrian patio area extension of the south side commercial spaces tenancies that we expect will become the focal point of community life in the neighbourhood.  If the project receives approval at HRM expect that construction will commence on the project in spring of 2011.

Recycling the old Charlottetown YMCA into modern lofts

DSCN0262.jpgWhen Ole Hammarlund heard the old Y was for sale 2006 he thought it would be ideal for a Toronto style condominium project, with the many two storey rooms having potential for great loft style units.   Ole was one of the first to get LEED certification in Atlantic Canada, and has worked on sustainable projects since the PEI ARK project in 1976.

The renovations to the old Y were carried out with the intent to preserveCondo8H.jpg as many of the existing features as possible:  Old gym and squash court hardwood floors were refinished to be reused in the new lofts.  Bowling alleys (Douglas fir and beech) removed to make place for a heated parking garage, were reused as stair steps and table tops, and the entire exterior (including most windows upgraded 25 years ago) was kept intact.   The building was already heated with the local district heating system, powered with woodchips and garbage so there is no CO2 impact.   New windows, doors, insulation and roofing added were to very high standards, in some cases reaching R-80 in the roof construction.   There are 9 large roof terraces, and while the existing roof structure did not allow green roofs, extensive use of container gardens strive for the same effect.

Built of solid wood, steel, concrete and brick the existing structures were inherently low VOC, and new materials added were chosen to meet LEED standards.  The building was originally dedicated in 1945 by Viscount Alexander of Tunis, with several later additions.   It is the recipient of a heritage award from the City of Charlottetown, and there has been general acclaim for preserving this landmark building.

Congratulations to these new LEED APs
